for Renting a Home in Dubai
 

Who can Rent?
 

Any nationality, individual or company
that are resident and based in Dubai.

What Documents
are Required?
 

Tenant is an Individual:
 
  • Passport copy of the tenant
  • Visa copy
  • Emirates ID  (EID) copy or application

Tenant is a Company:
 

Trade License of the company

  • Passport of the authorize signatory
  • Power of Attorney
  • Passport & Visa page of the occupant
  • EID copy of the occupant

The Rent Payment

 

Refundable Security Deposit:

Cheque should be current dated with 5% refundable security deposit for unfurnished, and 10% for furnished properties.

Rent:

It depends on the mode of payment
whether it is one cheque or more 
(max. 4 cheques), however the first cheque 
should always be current dated and 
the rest of the cheques are post dated.

The cheque shall be under the name
of the owner or the representative.
If the property is under Contract & Property
Management the cheque can be also under
the company or broker’s name.

What is the Procedure
of renting a Home?

  1. View the property with the agent
  2. Finalize and reserve the property by giving
    a 5% security deposit
  3. Handover to the agent the requirements
    for the owner’s record
  4. Assess the draft contract given by the
    agent and confirm to the agent if there
    are changes or not
  5. Signing of contract (upon signing handover
    the rental cheques and commission payment
    to the agent)
  6. Handing over of property before or on
    the date of the start of contract
  7. Connection of Utility Service Provider
  8. Registration of EJARI “Tenancy Contract”
    in the Land Department

What are our fees?

 

Brokerage
 
Commission for residential units:
   
Unfurnished:  5% of the annual rent, minimum AED 5,000, payable on the
  day of signing the tenancy contract  
 
Furnished: 10% of the annual rent, minimum AED 5,000, payable on the 
  day of signing the tenancy contract
   
   
Commission for commercial units:  
     
Office, Retail & Warehouses: 8% of the annual rent, minimum AED 5,000 payable on the day of signing the tenancy contract*  
  * for multiple year contracts, the rent amount of the first year is the base for  
  the commission calculation  
       
Labor Camps: 8.5% of the annual rent, minimum AED 5,000, payable  
  on the day of signing the tenancy contract*  
  * for multiple year contracts, the rent amount of the first year is the base for  
  the commission calculation  

 

 
SG- and BG-How long does it take
 
Annual Admin Fee
 
For each contract renewal an admin fee of AED 1,000, payable on the day of signing the renewed tenancy contract
 
 

Other Fees

For each dishonored or bounced cheque an admin fee of AED 500

EMPOWER / EMICOOL / PALM DISTRICT COOLING        (A/C chiller):

  • Fill in the application form with the premise number
     
  • Passport, Visa and EID copy
     
  • Visit the nearest office of the responsible service provider and pay the fee for:
   
Empower: AED 2,000 refundable deposit
   
Emicool:  
Studio & 1BR: AED 1,500 refundable deposit
2 BR & 3 BR: AED 2,000 refundable deposit
TH & Bungalow: AED 3,000 refundable deposit 
Retail Shop: AED 5,000 refundable deposit
  AED    200 processing fee each
   
Palm District Cooling:
  AED 1,000 refundable deposit 
  AED 1,500 meter set-up fee

ETISALAT & DU (TV & internet connection):

  • Fill in the application form
  • Passport, Visa & EID copy
  • Tenancy Contract
  • Visit the nearest Business Center and pay the fee of:
   
Etisalat: AED 199 processing fee    
   
Du:  AED 200 refundable deposit
  plus monthly package fees

Al Fahidi Gas / Shield Gas / Lootah BC Gas (gas supply):

  • Fill in the application form
  • Passport, Visa & EID copy
  • Tenancy Contract
  • Visit the nearest office and pay the fee of:
   
Al Fahidi Gas: AED 500 refundable deposit
  AED 250 connection fee
   
Shield Gas:  AED 500 refundable deposit
  AED 200 connection fee
  AED 260 p.a. preparing gas bill
  AED 240 p.a. system regular check-up 
   
Lootah BCGas: AED 1,000 refundable deposit
  AED    500 connection fee
